This regulation has a purpose for providing a smooth transition between different land uses and building typologies. But, if we aim for more human-scale density we need to allow greater architectural expression in controls for corner lots.
There's a notable government focus on terrace housing as a historical precedent, advocating for its modern update and promotion. I believe that the absence of side setbacks for corner lots is another historical precedent that warrants reevaluation.
The typical 1-2 meters prescribed in most planning schemes represents a missed opportunity. Every meter counts when envisioning a future built on human-scale density.
Let's open the conversation about updating and promoting side setback controls to better align with contemporary urban design goals.
